2026 Citywide Property Revaluation – 
Beginning November 2025

The City of Middleton has contracted with Associated Appraisal Consultants (AAC) to complete a citywide revaluation for the 2026 assessment cycle. This update will bring assessed values to 100 % of current market value and ensure equity among all properties. Visit the Assessor website: https://www.cityofmiddleton.us/94/Assessor

Revaluation Overview

Property Inspections

• Exterior inspections begin in November 2025 and continue through 2026.

• AAC appraisers will take exterior photos and measurements only.

• All AAC staff carry a City authorization letter, photo ID, and drive clearly-marked fleet vehicles.

• If no one is home, a door hanger will be left —no action needed unless interior changes exist.

• If you own rental property, please inform tenants of upcoming visits.

Notices & Appeals

• Notices of Assessment will be mailed once reviews are complete.

• Property owners may discuss values at Open Book meetings.

• Formal appeals may be made to the Board of Review.

• Open Book and Board of Review dates are included on the Notice.

Why a Revaluation?

• State law requires assessments to reflect market value.

• Re-establishes fairness and consistency between property classes.

• Ensures equitable tax distribution among homeowners and businesses.
